Planning

A planning Permit or Exemption is a must when you propose to build anything. You might not need any Planning Permit for your build.

The two are not linked with each other. This advice must be written and given to the Building Surveyor.

We don’t seek this advice, it must be done by you or an authorized person by you, however, we are happy to guide you.

Category of work

There are four categories of work.

  1. Category 1: This is work an Owner can do.
  2. Category 2 is work that only a Licensed Builder can do.
  3. Category 3 is work in which a Building Surveyor is involved and issues a Certificate of Likely Compliance and the work is carried out by a licensed Builder. If the work is proposed to be carried out by an Owner, they must seek an Owner Builder License and the work escalates to Building Permit.
  4. Category 4 is work in which the Council will issue a Building permit after the Building Surveyor issues a Certificate of Likely Compliance. This work can be carried out by a Licensed Builder or an Owner Builder.

Your Building Surveyor will determine which category applies to your project.

House renovation

Most house renovations will require the involvement of the Building Surveyor.

Work without a Permit

If you carry out work without the relevant approvals, you are still given the option to legalize the work. The outcome is the same, however, the paperwork is different. We have vast experience in this area and can assist you through the process.

This process is often costly as additional research is required and various professionals are involved. We firmly tell our clients to carry all work through the legal process.

If the work is carried out by a previous Owner and you purchase the property, it becomes your responsibility to legalize the work.

Form 46

All commercial projects require a Form 46. These are retrospective and apply to any commercial building irrespective of when it was built. Each building is different and it identifies the safety measures that need to be maintained.

Large Projects or Commercial Projects

Our Building Surveyor has an unrestrictive License and can assist you irrespective of the project size.
